New Applicants
New applicants will be charged an additional credit card fee of up to $14.95 for two applicants when filling out an application online. This fee of $14.95 will not be credited back to you. Again, this pertains to new residents who fill out an online application. For additional questions, please contact the community you are inquiring about. Thank you for your understanding.
Regarding Your Deposit
A $250.00 deposit will:
- Hold the apartment you have selected for up to 30 days from the date the $250.00 deposit was left to reserve the apartment.
- Be credited to your security deposit upon move-in.
- Be eligible for a refund within 48 hours of application signing.
Regarding Your Application Fee
- The application fee is $60.00 per applicant.
- The application fee is to be left in addition to the $250.00 deposit.
- The application fee is non-refundable.
Before We Can Process Your Application
We need your proof of income.
This can be verified by either of the following; providing your 3 most recent paycheck stubs, a job offer letter on company letterhead verifying what your salary will be, the last two years of applicant's tax returns (if self-employed), last two years of bank statements (when using liquid assets), and/or statements from the Social Security Administration. Liquid Assets and other income will be verified using our verification forms.
In order to process and approve your application for residency, we must be provided with one or more of the above mentioned proofs of income. You can upload your proof of income while you go through our online application process or you may fax, mail or email it in. If you choose not to upload it now, please send it in as soon as possible so we can process your application.
Credit References
From the information you provide on your application, and with the proof of income you have provided, we will obtain a "Rental Score" from CoreLogic Rental Property Solutions, LLC. Applications are approved, conditionally approved, and/or declined based on the Rental Scoring provided by CoreLogic Rental Property Solutions, LLC.
Rental scoring systems assign points to certain factors identified as having a statistical correlation to future financial lease performance. Your rental score results from a mathematical analysis of information found in your credit report, application, and previous rental history. Such information may include your bill-paying history. The number and type of accounts you have, collection actions, outstanding debt, income, and the number of inquiries in your consumer report.
Before Signing Your Lease
Proof of Renter's Insurance with a minimum of $100,000 in personal liability coverage. Slavik Management works with ePremium. If you would like to get a policy through them please ask for assistance. Otherwise, residents can obtain their own rental insurance through the insurance company of their choice.
Additional Terms & Conditions
All applications are approved, conditionally approved, or declined based on Rental Scoring provided by CoreLogic Rental Property Solutions, LLC. If accepted, the $250.00 deposit will be credited on account to the security deposit. If declined, the deposit will be returned to the applicant within 30 days, thereby waiving any claim to damages by reason of non-acceptance of this application which the Landlord may decline without stating any reason whatsoever for so doing.
In the event of cancellation by applicant after 48 hours a service charge of $250.00 shall be deducted from funds held on deposit with this application.
This Application is not a lease. It is an offer from applicant to landlord to enter into a lease which may be accepted or denied by Landlord. In the event that Landlord accepts, an agreement of lease will be executed between the parties. If a lease is executed, this Application and all representations contained in it shall be considered to be part of the lease agreement.
No agreement between Applicant(s) and Landlord will be binding unless in writing and signed by all parties.
Landlord shall not be responsible to applicant in any form or manner whatsoever if the current resident in possession fails to timely vacate the premises in question and holds over intervening with the anticipated move-in date assigned to applicant.
